A Cowden pub open 15 hours a week wants its holiday let made a permanent home, and Emmetts Garden wants a café trailer. All 30 new applications, by parish.
Sevenoaks District Council validated 30 planning applications in the week beginning 28 September. (Sevenoaks District Council, weekly planning list, Public Access) Ten are tree works and six deal with conditions on earlier permissions. Four are worth a closer look.
The ones to know about
- A Cowden pub’s holiday let could become a permanent home. The owners of the Queens Arms, Hartfield Road, want to turn an outbuilding approved as a holiday let in 2020 into a separate house. Their statement says it is fitted out and ready, so no building work is needed. It says the pub opens for 15 hours a week, from Thursday to Sunday. It argues the change would give “a revenue stream of increased certainty” and secure the pub’s future. It also asks that the house is not tied to the pub in any way. The Grade II listed pub has a flat upstairs already. Comments are open until 5 November. (26/02401/FUL)
- A café trailer at Emmetts Garden. The National Trust wants to park a trailer beside the Old Stables Tea Room at Ide Hill all year round. It would serve hot drinks and ice cream from a hatch. The trailer is about 4.8m long including its towbar and would be anthracite grey. The council’s environmental health team has no objection. Comments are open until 29 October. (26/02320/FUL)
- Five Edenbridge homes, now keeping a garage. Crisp Construction Ltd has permission for five homes on land behind 130 to 132 High Street. It now wants to amend the plan so an existing garage can stay. (26/02484/MMA)
- An annexe at Leigh as a home in its own right. The annexe at Ramhurst Manor, Powder Mill Lane, would become an independent house. Comments are open until 26 October. (26/02292/FUL)

The figures are from the register as extracted on 5 October. Namaste Swanley! already holds a premises licence issued in 2020, so this is not a new venue. The review of the Rising Sun has drawn nine representations, up from five a week ago. No hearing date has been published.
The next Licensing Hearing is this Thursday, 8 October, at 10.30am. It will decide whether Swanley Service Station can sell alcohol 24 hours a day. We previewed it here.
