All 32 applications validated in Sevenoaks district to 25 September: a 6am start at the St John's Hill filling station, nine homes at Kemsing, a Knockholt unit.
Sevenoaks District Council validated 32 planning applications in the week beginning 21 September. (Sevenoaks District Council, weekly planning list, Public Access) Twelve are tree works and ten are household extensions. Four are worth a closer look.
The ones to know about
- A 6am start at the St John’s Hill filling station. Motor Fuel Group wants to open the forecourt at 67-73 St John’s Hill from 6am to 11pm every day. Its planning statement says a 1994 condition sets the opening time at 7am. The council’s environmental health officer says the change is an hour earlier from Monday to Saturday, and on Sundays half an hour earlier and an hour later. The officer does not object, but wants the noise measures made a condition: no Tannoy, no fuel deliveries, no tyre pump and no electric vehicle charging in the extra hour. The officer also suggests a ban on parking next to 65 St John’s Hill before 7am. Consultation runs to 15 October (26/02465/CONVAR).
- Up to nine more homes at Kemsing. A second permission-in-principle bid has gone in for Green Belt farmland off Childsbridge Lane, next to the plot approved for up to seven homes on 4 September. We have covered it in full: nine more homes sought beside the Childsbridge site (26/02521/PIP).
- A storage unit to a workshop at Knockholt. Erinvale Properties Ltd has applied to re-roof and re-clad a commercial unit at Hill Top Meadows, Old London Road, raising the eaves and ridge. The use would change from storage to light industrial (26/01385/FUL).
- Is a Knockholt annexe a home in its own right? A lawful development certificate is sought to confirm that converted accommodation at Hamlyn House, Pound Lane, known as Flat 2, is already in lawful use as a separate dwelling (26/02258/LDCEX).
The three about conditions are two sets of details required by earlier permissions and the filling station’s bid to change its hours. The three others are the Kemsing homes, the Knockholt workshop and a larger home extension notice at Swanley.

None of the six is the subject of the next Licensing Hearing, on 8 October at 10.30am. That hearing will decide a bid by Swanley Service Station, London Road, to sell alcohol 24 hours a day and serve hot food and drink from 11pm to 5am. It is licensed from 6am to 11pm now.
