The district average rose 0.6% in August to £535,810, up 0.4% on a year. July was cut to £532,468, and Sevenoaks is one of only five Kent areas still rising.

The average home in the Sevenoaks district sold for £535,810 in August. That is £3,342 more than in July, a rise of 0.6 per cent in the month. (HM Land Registry, UK House Price Index: Sevenoaks, August 2025 to August 2026)

Over the year the district is up £1,886, or 0.4 per cent. That is slow growth, but it now puts Sevenoaks near the top of the county. Most of Kent went the other way.

July was worse than first reported

Last month we reported that July fell to £538,714. This release cuts July to £532,468, a further £6,246 lower. On the restated figures, July was 0.1 per cent below July 2025, the third month this year to show an annual fall, after February and March.

June has been restated too, from £546,101 to £540,999. It is still the highest figure in the series. August sits £5,189 below it.

These revisions are normal. The index is built from sales registered with the Land Registry, and registrations keep arriving for months after a sale completes. Each release recalculates the recent past, so August’s £535,810 is a first estimate and will move next month. (GOV.UK, UK House Price Index summary: August 2026)

Flats are still falling

Houses are edging up while flats slip:

  • semi-detached: £534,514, up 0.9 per cent on the year
  • terraced homes: £425,197, up 0.9 per cent
  • detached: £1,004,668, up 0.5 per cent
  • flats and maisonettes: £278,604, down 2.2 per cent

(HM Land Registry, UK House Price Index: Sevenoaks)

The fall in flat prices is not just a local story. In London, flat prices fell 5.0 per cent in the year to August while house prices rose, according to the national summary. Flats make up half of London’s sales, so that one fall pulled the capital’s average down 2.2 per cent. (GOV.UK, UK House Price Index summary: August 2026)

The detached average is back above £1m. The restated series shows it dipped below that line in February (£997,874) and March (£993,918) this year. The gap between an average semi and an average detached home is about £470,000.

What it means for you

If you are buying your first home here, the district’s average first-time buyer price in August was £405,786, up 0.4 per cent on a year ago. First-time buyers pay no stamp duty up to £300,000 and 5 per cent on the portion from £300,001 to £500,000. At the average price, that is a bill of about £5,289. (GOV.UK, Stamp Duty Land Tax: residential property rates)

If you are selling, prices are flat rather than falling, and that is a better position than most of Kent is in. If you are staying put, none of this moves your council tax: bands are set on 1991 values. You can check yours on our guide to Sevenoaks council tax bands.

To see what actually sold on your own street, use the Land Registry’s Price Paid Data search. It lists every registered sale by address. Our explainer on Sevenoaks house prices covers how the market splits by area, and Sevenoaks planning applications covers what is being built. On jobs, the district’s claimant count reached 1,685 in September, its highest since January 2022.

One caution on the number

The UK House Price Index average is a mean, not a median. A single multi-million-pound sale lifts a district mean in a way it could never lift a median, and this district has plenty of homes that sell for that. £535,810 is the centre of gravity of the market, not the price of a typical family home.
