A family-run estate agent opens at 52 High Street, Sevenoaks on 6 November, selling for 1% + VAT for its first 50 clients and pledging a quarter of its profits.
A new independent estate agent, Oak & Acre, opens in Sevenoaks on Friday 6 November, from an office at Victoria House, 52 High Street. It sells, lets and manages homes in the town and the villages around it, and its first 50 sales clients will pay 1% plus VAT on a sole agency, no sale, no fee basis.
The business is run by a local husband and wife who have six children and have lived in Sevenoaks for ten years. Co-founder James Aziz sent us this description of what they are setting up:
“Oak & Acre is a family-run sales and lettings agency in Sevenoaks, founded by a local husband and wife with six children who have lived here for a decade. We combine the latest technology with a personal service. Every property gets professional photography, drone footage, cinematic video and listings on Rightmove, Zoopla, OnTheMarket and PrimeLocation. We offer viewings 7 days a week until 8pm, and 25% of our profits after tax goes back into the Sevenoaks community, starting with winter packs for elderly residents.”
Who is behind it
On its about page the family says it has more than 15 years in the property industry, including time with Your Move in Bromley and managing Hart Estate Agents in Streatham, along with a background in the financial markets and in running businesses. Its six children range from 18 down to three.
The agency says clients deal with the same person from valuation to handing over the keys, and that its own staff go to every viewing, evenings included. Sellers, buyers, landlords and tenants each get an app to follow viewings, offers, feedback, rent and repairs. Because it is new, it has no reviews yet, and its website says so rather than filling the space: “We won’t fill this space with made-up testimonials.”
The Founder Member fees
As a new business, Oak & Acre is offering what it calls Founder Member Fees to its first 50 sales instructions and its first 50 lettings instructions. In James Aziz’s words: “Once you sign, your rate is fixed for as long as your agreement continues.”
The agency publishes every fee on its fees page, which, as checked on 25 October 2026, lists:
- Selling, sole agency, no sale, no fee: 1% of the sale price plus VAT (1.2% including VAT), with a minimum fee of £2,000 plus VAT. Multi-agency is 1.75% plus VAT.
- Tenant Find: 5% of the first year’s rent plus VAT, and a £150 setup fee.
- Rent Collection: 9% of the monthly rent plus VAT, and a £150 setup fee.
- Full Management: 12% of the monthly rent plus VAT, with no setup fee.
Sole agency runs for 12 weeks and then continues until either side gives 14 days’ notice. Photography, floorplans, premium portal listings, social media, open days and accompanied viewings are included in the selling fee. Buyers and tenants pay the agency nothing, and the page says it takes no referral fees from solicitors, surveyors or mortgage brokers.
A quarter of the profits
The agency’s pledge is that 25% of its profits after corporation tax goes back into Sevenoaks, split across four areas: families and food banks, elderly and disabled residents, children with additional needs such as ADHD and autism, and help for neighbours finding the right support. It says the first spending will be winter packs for elderly residents, and that it will publish a quarterly report on how much was given and where it went.
Opening hours and contact
The office is open from 9am to 6pm Monday to Friday and 9am to 5pm on Saturday, and closed on Sunday. Viewings run seven days a week by appointment until 8pm. Valuations can be booked on 01732 600623, by email at info@oakandacreestateagents.com or through the Oak & Acre website, which also has an instant online price estimate. The agency also has an entry in our Sevenoaks business directory.
